Regios
Current stable version: v5.9.9 for CB 1.6.2-R0.1
Regios, a fully fledged, extensive and extendible Region mod. Regios allows you to easily create regions with a vast amount of properties such as protection, entry & exit control, password protection, speed and health modifiers and much more! Regios is multi-world compatible and lightweight. More so Regios is open source and has a well documented API which will allow other developers to make add-ons to make Regios even better!
NOTE: Regios v5.0.3 and later now REQUIRES Vault for Economy and/or Permissions support. You can still use Regios without Vault but it will be Op or basic superperms only and without economy support.

Some of the main features of Regios are:

Do you mean allow only a certain group to enter a region? Not at this time, no. Supposedly, you can restrict entry to players with a certain permission node. You could, in theory, give the group a bogus permission node and set the node exception to that permission node, and it would allow just that group access. However if I remember correctly, I don't think node exceptions were ever finished. You could still try it out if you want. Search the wiki for Node Exceptions to see how to do it. I do plan on making Regios more "group aware" in the future, since groups are honestly the backbone of any good permissions system.

Do you mean reseting regions to how they were originally? You can already do that. Just make a back up of the region using /regios save-region [regionname] [backupname] then restore the back up later using /regios load-backup [regionname] [backupname] and it will reset to how it was when it was saved.
Are you referring to the issue with regions being too close together and not being able to place water/lava because of the other region?

The problem with Essentials and Regios /r alias can be circumvented by modifying the following section in Essentials config.yml:
This will force Essentials to take priority of the command (at least sometimes :P).
Also /er should work instead of just /r to use Essentials reply function, since Essentials says: "Commands prefixed with an "e", such as /egod, will always grant Essentials priority." But I haven't tested this :s

My server is going to take a big step, moving away from Towny and using Regios in it's stead! We have made a small custom plugin to add some extra features to Regios where players can 'buy' the ability to own regions.
There is however something I'm trying to achieve but I can't get it done. I want players to be able to place dirt in areas outside regions, but right now the only option is to completely disable to enable it. Would it be possible for you to add a small item placement whitelist for areas outside the regions?
Or otherwise make it so that outside regions it obeys to Worldguard, but inside regions it obeys the region settings.
